  1. Additional Water Extraction: If necessary, portable extractors may be used to remove excess water from carpets, provided they are salvageable. If not, the carpet and padding may need to be removed and discarded.
  2. Demolition & Debris Removal: In cases where materials like drywall, carpeting, or padding are too damaged to be salvaged, they must be removed before the drying process. This helps expose wall cavities and subflooring, allowing for more efficient drying. If no structural damage is found, this step can be bypassed.
  3. Final Dry Out: Contractors will place air movers and dehumidifiers strategically to dry out the property and remove moisture from the air. With the right equipment and plan, the drying process can often be completed in just a few days.
  4. Antimicrobial Application: In situations where mold or fungal growth is a concern, antimicrobials may be applied to prevent or destroy mold spores. Mold can start growing within 24 hours under the right conditions, so this step may be necessary either as a precaution or a remedy.
  5. Contents Restoration: Modern restoration technologies have made it possible to salvage many belongings that might otherwise be ruined by water damage. Early in the process, a contents pack-out will occur, where saveable items such as textiles, clothing, hard goods, photos, and electronics are taken off-site for restoration.   6. Reconstruction & Build Back: The final stage involves moisture testing to confirm that the property is fully dry, followed by reconstruction to restore any structural elements that were removed.
